About this property

Restored two/three bedroom town house in the medieval Umbrian village of Citerna. Private hanging garden, amenities on the door-step and great access to rail and road routes.

It's official, Citerna is one of the most beautiful villages in Italy, it won an award for being one of the Borghi piu Belli d'Italia. It is the perfect place for anyone looking for a convenient Italian town house with a private garden.

Originally a medieval hamlet, Citerna sits on top of a hill offering spectacular views of the surrounding countryside. It still maintains a wealth of its original buildings and features, including two stunning renaissance churches. The village presents the maximum convenience of a cafe-bar, two restaurants, a grocers and a post-office. The local GP has a surgery in the village and there are two excellent hospitals are close by. It is ideally positioned being only 20 minutes from both Citta di Castello in Umbria and Sansepolcro in Tuscany. The provincial centre of Arezzo is an easy 20 kilometre drive and there one finds access to the A1 autostrada and the main line train station with frequent trains north to Florence and south to Rome.

The property comprises a private entrance and hall, dining room, reception, original beamed ceilings, fireplace, terracotta flooring, kitchen, a bedroom currently used as a study, a bathroom, and stairs leading to two large airy double bedrooms and an additional room that could be transformed into a second bath or shower room.

The house offers unique touches of a working fireplace, inset wooden bookcases and a wide, terracotta floor tiled staircase. Leading just off the kitchen is a lovely hanging garden with extensive views over the valley and beyond. The property is ideal for anyone close to retirement or looking for a private and easy to maintain holiday home, in this stunning part of Italy.
Vendor's comment;
Our townhouse is an eagle's aerie in ancient Citerna, whose history extends before the Romans, on the highest hill of the valley. From our windows, as I write, the sun is shimmering on the snowy ridges of the mountains across the ordered green fields of the valley below. Our vantage point offers sun when the valley is shrouded in fog, fresh mountain breezes in the summer, and vast landscapes of breathtaking views from whatever path one takes on the daily stroll. We love the house because it is constructed with the basic weather wisdom of the Italians, protected in the winter by south-facing sun-filled windows, and opened up in the summer to the unique private terrace and flourishing perennial garden, to the breezes of the north, and the glorious sun and blue skies.

What attracted us to this elegant cottage were the unusually spacious living and dining rooms, and the airy bedrooms with high ceilings of old beams and terracotta tiles. The burnished textures of the doors, beams, woodwork, and the terracotta of the wide staircase, offer the perfect backdrop to our art and antiques. The house unfolds surprisingly big spaces, particularly in the second wing, which houses the bathroom, L -shaped study, and hall.

Our truly unique terrace and garden is filled with a multitude of roses, peonies, rose of Sharon, hydrangea, herbs, irises, and lilies. Tulips, iris, and daffodils in February are already showing promise.The terrace, screened with ivy and bushes, offers a secret refuge under the shade of umbrellas, where one can view the roses nodding in the light breeze, smell the lavender, and listen to the bees.

Between our pellet stove, fireplace, and new furnace, the house is cozy in the winter and, with the air conditioning on the second floor, cool in the summer. Due to the wise Italian builders, the house was restored with a view to enabling easy further renovations such as a second bathroom, or an open-plan kitchen. Surprisingly, in a mediaeval village, we park right outside our door.

The house has served us superbly both as a part-time and a full-time abode. Our property managers have commented that it is a turnkey house, easy to maintain in our absence. The house keeps itself, with a little tweaking by the gardener.
