About this property
Restored TWO BEDROOM HOUSE FOR SALE IN UMBRIA. Converted tobacco tower with 3,000 square metres of mature garden. Five minute drive to amenities.
Nestled in the Umbrian hills on the border of Tuscany with Cortona only a 35 minute drive away, this restored former tobacco drying tower is in a peaceful but not isolated location with neighbours only a short distance away. The property was fully restored in 2000 and the present owners have upgraded it further by adding a new kitchen, a state of the art wood burning fire, central heating and a deep well for plentiful water supply.
The ground floor has a wonderful open loggia that is perfect for dining but could also be incorporated into the main body of the house and transformed into two further rooms if necessary.
Also on the ground floor is a fully fitted modern kitchen with breakfast/dining unit and doors to the front garden and a comfortable lounge with doors leading to the loggia and to the back garden.
Off the lounge and under the stairwell is a small room currently used for storage.
On the second floor there are two bedrooms and a bathroom.
All rooms have original exposed wooden beams and terracotta floor tiles.
The large back garden is on two levels separated by banks of rosemary and lavender and there are numerous fruit trees and ample space for a pool. The patio/barbecue area is located just outside the back door.
In terms of amenities, the large village of Trestina is 5 minutes drive and has everything from doctors, dentists, supermarkets and its own train station. The nearest village of Petrelle has two bars, a small grocery store and petrol station. Cortona, Perugia, and Arezzo are less than an hour away by car and Florence, Siena and Rome less than 2 hours. The nearest market towns of Citta di Castello and Umbertide are 15 minutes away and the airport in Perugia 35.
Citta di Castello is a charming, bustling town built on the Tiber with many super restaurants, bars and shops. There are two art galleries, the Pinacoteca Comunale and the Burri Collection, located in two buildings around the town. Pinacoteca Comunale located in the Palazzo Vitelli alla Cannoniera, the town art gallery has works by Luca Signorelli (from Cortona) and Raphael. A member of the Vitelli family (who used to own the palazzo) is mentioned in Macchiavelli’s book of how to succeed in politics; The Prince. The unfortunate mercenary captain is garrotted on the orders of Cesare Borgia.
If you fancy a break from medieval and Renaissance art, the Burri collection is the ideal place. Alberto Burri was born in Città di Castello and was leading member of the Arte Povera movement, using cheap and recycled materials to create abstract works of art. The collection of 257 pieces is located in the Palazzo Albizzini in the town centre and in buildings previously used for tobacco drying, south of the town centre.
