In the tiny hilltop village of Preggio, which has only 80 or so residents, this lovely property is ideal as a B&B or family home. On three floors this terraced town house is located on the town walls and has a vast panoramic terrace with amazing views.
The property still features some original terracotta floors and traditional beamed ceilings and is spacious, light and excellently maintained. It would be equally suitable as a family home, but in the light of the success of Air B&B it could be the ideal setting for people touring through both Tuscany and Umbria.
The house is on three floors and although now joined as one house, it was originally two, and as such has two separate entrances which would allow either for 2 rental units or a separate flat for personally running a B&B. The flat consists of a bedroom, bathroom, living area and mezzanine level with direct access out onto the terrace.
The main part of the house consists of entrance hallway, large and light kitchen with barrel vaulted ceilings and access to the terrace. On the first floor there are two bedrooms and one bathroom and on the top floor one enormous bedroom with small study, walk in wardrobe and a bathroom.
The views from all floors are stunning.
Preggio itself has a basic grocery shop/bar/ trattoriaused by all locals who are an eclectic mix of internationals and native Italians. The town is famous for its classical music concerts during the month of August and also its chestnut festival in the Autumn where the whole town meets up and parties.
It is just a quarter of an hour from the small town of Mercatale where one can find a choice of restaurants, shops, banks, a pharmacy etc. and also the prestigious Castello di Reschio estate which is an exclusive residential complex composed of restored farmhouses and a hotel (currently under construction).
Preggio is also just 20 minutes from themarket town of Umbertide which is full of restaurants and shops and from where there is access to all major motorways and trains to Perugia and Rome. Most conveniently of all, Preggio is just 40 minutes from the Perugia International airport.
Within a radius of 90 minutes one can visit the famous Umbrian sights of Assisi, Perugia, Gubbio, Spello, Citta di Castello etc. and the Tuscan towns of Sansepolcro, Anghiari, Cortona, Montepulciano, Pienza and Siena. Florence is 1hr 50 minutes away and Rome 3.
